In addition, all applicants submit a TransUnion background check, providing credit, criminal, and eviction history.

Upon the signing of a binding lease, we'll collect first month’s rent and security deposit, and finalize preparation of the property and ensure it's ready for move-in.
This process entails documenting its condition, replacing the smoke & CO detectors, and a professional cleaning.
Additionally, JVM Property will install a smart-lock, replace any air-filters, and begin providing professional lawn care and pest-control.

Residents conveniently pay rent via their portal the 1st of each month, with a grace period through the 5th.
To date we have never had a late rent payment.
Should a resident become delinquent, via nonpayment by the 16th of the month, we will initiate summary ejectment proceedings.
Through our provided SureVestor Protection Policy, owners are guaranteed up to $9,000 in coverage in delinquent rent, and $5,000 for eviction and court costs.

Prior to move-in, we collect the required security deposit, and maintain custodianship through the length of the lease.
Upon move-out, we conduct a thorough inspection for any damages beyond the scope of normal wear-and-tear, and will determine if it’s necessary to withhold any amount.

Our goal is to have your property rent-ready less than 72 hours after move-out.
Once notified that a lease will not be renewed, the turnover process will immediately begin.
To minimize vacancy, we list your property for rent up a minimum of 60 days before the lease is up, and begin scheduling any necessary repairs.
Similarly to our included basic maintenance, we’ll provide up to $500 in labor and materials during turnover for tasks like drywall repair and touch-up painting.
For all specialized tasks, we'll coordinate with a preferred vendor that provides quality work at a fair cost.

JVM Property is the only provider of comprehensive, all-inclusive property management.
We only ever charge our management fee, and only when rent is collected.
So even when your property is vacant, we’re still providing the same services at no expense to you.

Through our management platform, Doorloop, you’ll have access to a secure owner portal where you’re able to generate and view financial reports relating to your property.

For your peace of mind, every unit we manage is provided an insurance policy to protect against worst case scenarios at no additional cost.
Coverages include up to:
$9,000 in delinquent rent
$35,000 in malicious damages
$5,000 for eviction and court costs
