But our guiding principles aren’t being reflected in the industry.
"Ancillary revenue" is now the industry standard—breaking up the core responsibilities of property management and charging more to owners and residents for them individually.
Basic tasks are outsourced to third parties—including showing your property (if someone is there at all).
Owners are being charged +$1k for leasing, $100 for reports, 15% maintenance premiums, on top of the monthly management fee.
Residents are paying multiple $100+ application fees, mandatory $50/month packages with no material benefits, $200 admin fees, and it’s not getting better.
The three largest management companies recorded an additional +$500M adding these fees, and now the rest of the industry is following suit.
We refuse to follow suit. To us, well-executed property management is comprehensive, and much more than just leasing and rent collection.

At one point, we were in your same position—looking to hire property management, trying to filter the good from the bad.
Over time, we found what worked best for our ethos, properties, and residents, but could not find management that aligned.
Continuing to witness further shortcomings of the industry, we decided to begin making that difference for other property owners and investors as well.
